Forest Lodge almost had very different royal residents. In the mid-1970s, the home was “strongly tipped” as a possible marital residence for Princess Anne and her then-husband, Captain Mark Phillips, shortly after their 1973 wedding.
According to a Daily Telegraph report from December 1975, the couple considered the property before settling into Oak Grove House, a five-bedroom Georgian home within the Royal Military Academy Sandhurst. A year later, Queen Elizabeth II gifted Princess Anne Gatcombe Park in Gloucestershire, which has remained her cherished residence ever since.
William and Kate’s Upcoming Move
Unlike Anne, the future King and Queen have chosen Forest Lodge as their long-term base. The eight-bedroom property, set within the scenic grounds of Windsor Great Park, has already been described by insiders as William and Kate’s “forever home.”

The move represents a significant upgrade from their four-bedroom Adelaide Cottage. The freehold of Forest Lodge is held by King Charles III, but according to reports, William and Kate are personally covering the costs of the purchase and renovations—ensuring that taxpayers are not footing the bill.

Planning documents filed with the Royal Borough of Windsor and Maidenhead confirm that approval for a series of minor internal and external changes was granted earlier this month.
Forest Lodge has already seen major transformations in the past. In 2001, the property underwent an extensive £1.5 million restoration before being listed on the rental market at £15,000 per month. Now, it is set to serve as the long-term home of the next King and Queen of England.
